We believe it is the attorney’s duty to represent the Client in a professional manner so as to ensure that the Client makes informed decisions throughout the process as well as affording the Client the benefit of what he or she bargained for in the purchase or sale of their home. If you are a Buyer, it is the attorney’s professional obligation to insure that the client is taking title free and clear of any unexpected encumbrances. If you the Seller, your attorney will be responsible for making sure all mortgages (if any) are paid off at closing.
As your attorney, we will assist you in avoiding many of the dangers and pitfalls associated with the purchase or sale of a property. We can prevent unforeseen complications by carefully performing the following work: Reviewing the real estate contract and/or prepare one for you.
We will make sure that all time requirements are met.
Review and explain all documents essential to the transaction. For example, the deed, bill of sale, the promissory note, the mortgage, tax and insurance issues, the survey, truth in lending form, the HUD (“respa”) statement, and other miscellaneous closing documents.
