Buyers:

  • Review of Contract Prior to Signing or Post-Signing if the contract contains an attorney modification period.
  • If you do not have a real estate agent, our office can also draft your contract offer for you for a nominal fee.
  • Negotiate agreed terms during Attorney Approval period
  • Help resolve issues with the seller and/or seller’s attorney
  • Communicate and negotiate repair issues related by your home inspector.
  • Explain contract contingencies, if any, and monitor deadlines to make sure those contingencies are met
  • Explain mortgage financing options
  • Verify and explain tax prorations and other closing figures
  • Attend the closing to ensure compliance with the contract and to review the loan documents to verify compliance with your loan agreement
  • After the closing, review the recorded deed and the final title insurance policy for accuracy

Sellers:

  • Review Listing Contract before signing with an Agent.
  • Review of Contract prior to acceptance and after acceptance has been made.
  • If Seller is unable to attend Closing, our office can prepare a Power of Attorney to accommodate our Sellers.
  • Order the title commitment and review and advice about potential title issues (if any).
  • Order the survey (if one is required) for the property and review same.
  • Prepare all documents needed for closing, such as the warranty/special warranty deed, bill of sale, affidavit of title, state, county and city transfer declarations, the closing statement. If the property is a condo, we will assist you in obtaining a paid assessment letter, waiver of right of first refusal, and certificate of insurance, city of Chicago Water Certification and Chicago Zoning Certificate (if property requires).
  • Coordinate the closing between the title insurance company, the buyer and their attorney, and the real estate broker. Since Attorney Taylor is a Member of the Chicago Title Insurance Company, the closing will take place at one of their offices.
